Why UNIT Stay
UNIT Stay brings listing a place, booking by the night, protected payments, cancellation and reviews into one clear experience.
From a search to a completed stay
Simple, transparent fees
UNIT Stay applies a 5% platform fee, and only when a stay completes. On a 100 UNIT booking:
- The guest pays 100 UNIT, set aside when they ask.
- The host receives 95 UNIT on completion.
- The platform fee is 5 UNIT.
- The host's guarantee is returned in full — holding it costs nothing.
The booking panel shows the nightly rate, the number of nights, the fee and the total before you commit to anything. The host's earnings example on the pricing step does the same for them.
The fee, the size of the host guarantee and the cancellation windows are settings read live from UNIT Network. The app always prints the current figure next to the amount it applies to — and says so plainly when it cannot read one, rather than showing a number it guessed.
The language of UNIT Stay

Protection you can see
The interface shows what you can do. Underneath, the same rules apply to every booking — for the payment, the guarantee, cancellation and the final settlement.
The host does not receive your payment when you ask, or when they confirm. It is released only when the stay is complete — and it comes straight back if they decline.
Confirming means putting up a guarantee worth a few nights of their own rate. It is returned in full when the stay completes, and partly kept back if they cancel on you after confirming.
While browsing, everyone sees an approximate area only. The exact address, how to get in and the WiFi details reach one confirmed guest, and only while their stay is live.
Reviews stay attached to the booking they describe. Anything added to a booking's record is recorded so it cannot be altered afterwards.

Sign in your way
UNIT Stay uses your UNIT Network account. Use whichever method you chose when you joined.

Registration asks for the username of the member who recommended you, and verifies it before your account is created. Your inviter is your start point, not your account holder.
UNIT stores neither. Each time you sign in, the two are combined to unlock your account on the spot. That is much safer — but it also means nobody can reset them for you. Write them down somewhere safe and keep them together.
Your account has to be ready before you can book or host
Booking and hosting both need a finished UNIT Network account. Setting one up takes a moment and happens once. Until it is ready, UNIT Stay hides the booking and hosting actions rather than letting you fill in a form and fail at the end of it.

Set up your profile
Your profile is what a host sees when you ask to stay, and what a guest sees when they browse your listings. From Profile → Edit profile you can set a display name, a profile picture, the city you are based in, the languages you speak, and a short About.
- Based in is a city only — never your exact address.
- Username and links live in your UNIT account and are not edited here.
- Your record — stays completed, cancellations, reviews received and your Stay score — is built from your bookings and cannot be edited at all. See Your record.
Find your way
Five places cover the whole app. Three of them are in the top bar; the other two are one click from it.
Host places and book stays from the same account. Your role is decided per booking — you are the guest on one and the host on another, and the screen shows you whichever side you are on.
There is no inbox and no chat. Everything a host needs to tell a guest travels with the booking: the check-in details on confirmation, and the record on a booking under review.

Explore lists every published place. Search by name, then narrow it down and sort the results.

Each card shows the place, its area, what it sleeps, its nightly rate and its rating. Filters you have applied appear as chips you can remove one at a time, or clear all at once.
"No places listed yet" means nothing has been published. "No places match these filters" means there are places, just none matching what you picked. And "Could not load places" means a read failed — nothing has changed, and trying again is safe.
Read the place page before you commit.
Opening a place gives you its photos, what the host wrote about it, everything it offers, the house rules, the cancellation terms, its availability, the host's own record, and the reviews left by past guests.

"Place reviews" are about the property. The reviews under "Your host" are about the person. A place with no reviews can still have a host with plenty.
Whole place, or just a room?
Some places rent rooms out separately. When they do, the page asks "What would you like to book?" and you choose between the whole place and each room — every one with its own price and its own calendar.
- Booking one room leaves the other rooms free for other guests.
- Booking the whole place takes the rooms inside it with it — so while the whole place is booked, its rooms are not available.
- The reverse holds too: if a room is booked, the whole place cannot be booked over those nights. The page says which nights clash, and offers what is still free for your dates.
Request your stay.
Pick your check-in and check-out dates and how many are coming. The panel adds it up as you go — the nightly rate, the number of nights, the platform fee and the total.
- Nothing is charged while you are choosing. The panel says so, and the amount only leaves your balance when you submit the request.
- Dates that clash are refused up front, naming the confirmed stay they overlap so you can pick around it.
- A stay can start on the day another ends. A booking covers the nights it spans, not the check-out day — so a place can be free on the morning someone leaves.
Submitting sends the request and sets your payment aside. The host has not been paid — they cannot be until your stay completes.
Nothing answers on their behalf. Your payment stays set aside while you wait, and you can withdraw at any time and get all of it back — see Your trips.
Track it from My Trips.
My Trips holds every booking you have made, in three groups:

Each card leads with where the booking actually stands, and what that means for your money:
- Waiting for the host to respond — the amount set aside, and that there is no deadline.
- Check-in tomorrow — with the arrival and departure times.
- Your stay is under way, or has ended.
- The host declined — you were refunded in full.
- How was your stay? — an invitation to review, once it has completed.
The card says so, and reminds you the money is still set aside. Withdrawing costs nothing.
Once confirmed, you get the check-in details.
Opening a booking shows you where it stands, what has happened so far, what is being held, and — once the host has confirmed — your check-in details: where it is, how to get in, and the WiFi.
- Only you and the host can see them. They are never shown publicly.
- If the host has not written them yet, the panel says so rather than showing an empty box you might read as "no instructions needed".
- A host can update how to get in or the WiFi during your stay; the address is fixed once the stay has started.
Below that, What's happened lists the booking's events in order — when you asked, when the host confirmed, when your stay begins and ends, and when the payment is released. Steps still to come are shown too, so you always know what is next.
Leave a review when it is over.
Once a booking has ended you can rate it out of five and write what you thought. You review two separate things: the place you stayed in, and the person you dealt with.
- A review is recorded so it cannot be altered later, and stays attached to the booking it describes.
- If the booking was cancelled and you never stayed, there is nothing to say about the place — but you can still review the person.
- Reviews you receive appear on your profile and count toward your record.
Why you may not be able to book
Sometimes a place cannot be booked. Here is why — and what to do instead. UNIT Stay hides or explains the action rather than letting you fill in a form that would fail.
Your account is not ready
Booking needs a finished UNIT Network account. Sign in, or finish setting one up — it only happens once.

List your place opens a wizard. Each step asks for one thing, the panel beside it shows the card guests will see, and your progress is saved as a draft on this device — so closing the tab does not lose your work.

Guests browsing see your neighbourhood and an approximate area only. The exact address is shared after you confirm a booking, and only with that guest.
See what you would actually receive.
The pricing step does the arithmetic for you. For an example stay it shows what the guest pays, the platform fee, and what reaches you — so the rate you type is the rate you understood.
It also states the part hosts are most often surprised by: you put up a guarantee when you confirm a booking. The step names the amount for the example stay. It comes back to you in full when the stay finishes normally, and part of it may be kept if you cancel after confirming.
The step says so plainly. Your price is still saved and nothing else is affected — it simply will not invent an earnings figure it could not compute.
Check it, then publish.
The last step shows two views of your listing: a Summary you can jump back from to edit any section, and What guests will see.
A Listing check banner sits above them. When something required is missing it names it and offers a Fix link straight to that step, rather than leaving Publish greyed out with no explanation. When everything is in place it says so and Publish is enabled.

Let AI do the writing — if you want it.
Three optional helpers sit on the first step. Every one of them is assistance, never the only path: you see the suggestion before anything changes, and you can always keep your own words.

Whatever went wrong — busy, slow, or unavailable — the message says your listing is untouched and that you can carry on filling it in yourself.
Rent rooms out separately.
Most places are booked as a whole. If you rent rooms out individually, turn that on in step 1 — then add the rooms after the place is published. Each room gets its own name, photos, price and calendar, and the whole place stays bookable too.
- Publishing a room puts it on sale immediately, bookable from that night.
- One booked room leaves the others free.
- Your next room starts from the last one — same price, capacity and amenities — so you only change the name and whatever differs.
- There is a cap on how many rooms one place can have. The screen shows how many you have used, and says so when you reach it.
Run your places from Listings.
Listings shows every place you host. The lede tells you straight away how many bookings need your response, and each card repeats it, so nothing waits unnoticed.
Opening a place gives you its calendar and its controls:

If bookings cannot be loaded, the screen says so in those words. Your listings are fine, any requests waiting on you are still waiting, and reloading is safe. It will also tell you when a list is incomplete rather than quietly showing you part of it.
Answer a request.
A request means a guest's payment is already set aside while they wait. Nothing answers for you and there is no deadline — which is exactly why the app keeps putting the count in front of you.
You have two answers:
Confirming asks for three things, which become the guest's check-in details: the exact address, how to get in, and the WiFi. They are shared with that one guest, only while the stay is live, and are never made public.
The request can no longer be confirmed. Decline it instead, so the guest gets their money back.
Finish the stay.
After check-out, Complete stay closes the booking: your guarantee comes back and the guest's payment is released to you, less the platform fee. The booking's money panel shows both figures before and after, and marks itself settled when nothing is outstanding.
Then you can review the guest, the same way they can review you and the place. Reviews stay attached to the booking.
Before then the action says when it becomes available, naming the check-out date rather than simply refusing.
How your money is protected

Fees, guarantee sizes and cancellation windows are network settings. When one cannot be read, the app says "a platform fee is taken when the stay is complete — the current rate is unavailable", and you will still see the exact amount before confirming anything. It will not fill the gap with a guess.
Cancelling
Either side can end a booking. What comes back depends on who cancels and when — and you always see the amount before you confirm.
The free window is measured from the moment the host confirms — not from check-in. A host who confirms months ahead has a free window that opens and closes long before the stay. The other two windows are measured against check-in.

What you see before you confirm
Both sides get a preview before anything happens. It names the window you are in, what you would get back, what the other side would get, and — for a host — how much would be kept from the guarantee and where it goes.
The final amount is worked out the moment you confirm, so it can differ slightly — the app says exactly that rather than presenting an estimate as a promise. If the terms cannot be read at all, it warns that part of what is held may be kept back and shows you the real figure once it settles.
The nights go back on sale and the booking would have to be made again — by which time they may be taken.
Cancelling by agreement
One side can also propose a cancellation with a specific refund split, and the other answers it. While an offer is open it replaces the usual controls: neither side can complete or cancel until the offer is answered, so the app does not show you buttons that would be refused. The side who made the offer cannot also accept it — the other side answers.
If something goes wrong
When a stay does not go as it should, either side can ask for a review. Nobody is judging: the two of you agree how to split what is held, and if you cannot, the booking goes back to normal.
Asking for a review holds both the payment and the guarantee, and neither side can complete or cancel until it is settled. If you can still agree a partial refund between you, that is faster and simpler for both of you.
How it works
You say what went wrong. Opening it costs a charge, and that charge comes back to you however it ends. The booking's status becomes Under review.
Either of you can add to the record, with photos, and both of you can read it. Only the two of you can. It is recorded so it cannot be changed after you send it. The record has a limit, shared between you.
You choose how much of everything held goes back to the guest; the rest goes to the host. Nothing moves until the other side agrees. Suggesting again replaces your previous suggestion.
The panel shows the date. After it, either of you can close the review: the booking goes back to normal and nothing is decided.
The booking returns to confirmed and carries on as normal, as if the review had not happened.
Once it is agreed, the booking shows how it was settled: the percentage that went back to the guest and roughly what each side received. A small platform fee comes off whatever either side gains beyond what they put in. Whoever asked for the review has their charge returned.
There is no separate status for it, so a booking the two of you settled shows as completed or cancelled with the note "Settled after a review" beside it. That note is how you tell an agreed split apart from a plain cancellation.
Booking lifecycle
Every booking follows the same spine — Requested, Confirmed, Stay, Completed — and every ending is one of those steps stopping early. This is what each one means for the money.
The guest asked and their payment is set aside. The host has not answered, and nothing answers for them. The guest can withdraw at any time, free.
The host accepted and put up their guarantee. Check-in details are shared. Both amounts are held until the stay completes.
Someone reported a problem. Both amounts are held and neither side can complete or cancel. If it is dismissed, the booking returns to confirmed — this is not an ending.
The stay finished. The payment was released to the host less the platform fee, and the guarantee was returned. Both sides can review.
The host said no. The guest's payment was returned in full, straight away. It cost the host nothing.
The guest pulled out before the host confirmed. Refunded in full — nothing was kept back, because nothing had been confirmed.
After the host had confirmed, so part of the payment was kept back — how much depends on how close to check-in. The host's guarantee returned to them.
The guest was refunded in full, and part of the host's guarantee was kept — half of it going to the guest.
Both sides agreed to end it on agreed terms, and the refund split they agreed was applied.
A guest who withdraws before confirmation and a guest who cancels afterwards both show as cancelled, but the first is free and the second is not. The app tells them apart by whether the host had confirmed — and says which one happened, in words, on the booking.
What you can change
A listing stays editable where editing is harmless. Anything a guest with a live booking is relying on stops being editable.

It is refused, and says why: cancel that booking first, or pick different nights.
Limits & safeguards
The bounds UNIT Stay applies to listings, photos, prices and everything you write. Each is enforced while you are still typing — never after you commit.

Your record
Every profile carries a record built from actual bookings — not from anything anyone typed. It is on your profile, and on the host's, on every place page.
Lifetime counters, plus the reviews you have received. A place page shows the same three for the host, so you can judge before you ask.
Your host score and your guest score are worked out separately and never pooled — a careful guest is not marked down for a thin hosting history.
One completed stay out of one is not a perfect record, so a thin history pulls toward ordinary rather than to either extreme. The tile says how many bookings it is based on.
With nothing to go on, the tile reads "Not enough history" — it does not show a zero. Absent is not the same as bad.
A guest whose host cancelled on them carries nothing for it, and vice versa. A cancellation both sides agreed is shared between them.

Your money
Where is my money after I request a stay?
Set aside and held safely. The host does not receive it when you ask, and does not receive it when they confirm — only when your stay is complete.
What if the host never answers?
Nothing answers for them, and there is no deadline. Your money stays set aside and you can withdraw it at any time, in full and for free. My Trips tells you when the dates have passed with no reply.
What is the host's guarantee, and does it cost them anything?
It is a few nights of their own nightly rate, put up when they confirm your booking, and held alongside your payment. It is returned in full when the stay completes — holding it costs nothing. Part of it is kept only if they cancel after confirming.
What is the platform fee, and when is it taken?
5%, taken from the payment when the stay completes. The booking panel shows it before you request, and the pricing step shows a host what actually reaches them.
Why does a screen sometimes say the fee rate is unavailable?
Fees and cancellation windows are network settings read live. If one cannot be read, the app says so rather than printing a figure it did not read. You will still see the exact amount before confirming anything.
Cancelling
Can I cancel, and what will I get back?
Yes. Before the host confirms it is free and you get everything. Afterwards it depends on the window you are in — the panel shows the exact amount before you confirm, and again in the confirmation dialog.
The free window is measured from what, exactly?
From the moment the host confirmed — not from check-in. A host who confirms months ahead has a free window that opens and closes long before the stay.
Why did the amount differ slightly from the preview?
The preview is "if you cancelled right now", worked out on your device. The real figure is worked out the moment you confirm, so near a window boundary it can differ a little. The app labels it a preview for that reason.
The host cancelled on me. What happens?
You are refunded in full. If they cancelled after the free window, part of their guarantee is also kept back, and half of that comes to you.
Can we agree a cancellation between us?
Yes. One side proposes a split and the other answers. While an offer is open, neither side can complete or cancel until it is answered.
Your stay
When do I get the address?
When the host confirms. Until then, everyone — you included — sees an approximate area only. The address, how to get in and the WiFi are shared with you alone, and only while the stay is live.
The check-in details panel is empty. Is something wrong?
No — it means the host has not written them yet, and the panel says exactly that rather than leaving a blank you might read as "nothing needed".
Can I message the host?
There is no messaging in UNIT Stay. What a host needs to tell you travels with the booking: the check-in details when they confirm, and the record if a booking is under review.
Can I book a place on the day someone else checks out?
Yes. A booking covers the nights it spans, not the check-out day, so a place can be free on the morning someone leaves.
Hosting
Does declining a request cost me anything?
No. The guest's payment goes back to them in full and the request closes. You have not put up a guarantee yet, so there is nothing to keep.
What if I miss a request until after the check-in date?
It can no longer be confirmed. Decline it so the guest gets their money back — the app says so rather than leaving you a confirm button that would fail.
How do I close a few nights without unlisting the place?
Block them on the calendar, choosing a reason and an optional private note. Guests only see that those nights are unavailable. Taking the place off sale is the heavier option, for closing it entirely.
Can I rent individual rooms out?
Yes. Turn it on when you create the place, then add rooms after publishing. Each has its own name, photos, price and calendar. One booked room leaves the others free, and the whole place stays bookable when none of them are.
If I change my price, does it change bookings already made?
No. A confirmed booking keeps the price it was made at.
My listings loaded but my bookings did not. Have I lost requests?
No. That is a read failure, and the screen says so in those words. Every request waiting on you is still waiting; reloading is safe.
Reviews and problems
When can I leave a review?
Once the booking has ended. You review the place and the person separately. If the booking was cancelled and you never stayed, you can still review the person.
Can I edit or delete a review?
No. Reviews are recorded so they cannot be altered later, and stay attached to the booking they describe.
What does "ask for a review" actually do?
It holds both the payment and the guarantee, and stops either side completing or cancelling, until the two of you agree how to split what is held. Opening it costs a charge, which comes back to you however it ends.
What if we never agree?
There is a deadline, shown as a date on the panel. After it, either of you can close the review: the booking goes back to normal and nothing is decided.
Who can read what I write about a problem?
Only you and the other side. It is recorded so it cannot be changed after you send it, and it is never made public.
Account & access
Why do I need both a password and a PIN?
They are combined at sign-in to unlock your account on the spot. UNIT retains neither one.
Can support reset my password or PIN?
No. Because neither is stored, nobody can recover or reset them for you. Keep them somewhere safe.
Why can't I book or host yet?
Both need a finished UNIT Network account. If yours is still being set up, the actions are hidden rather than left to fail after you have filled a form in. Signing out and back in may complete the setup.
Can I host and book with the same account?
Yes, and most people do. Your role is decided per booking: you are the guest on one and the host on another, and each booking shows you your own side of it.
